Job Summary:
Manages and oversees the operations of property services, customer services team and clubhouse to provide all-round property management services for the responsible properties.

Key Roles and Responsibilities

  • To oversee and monitor the full spectrum of property management functions, including security, maintenance, cleaning, procurement, amenities and facilities management, etc. of assigned properties to provide excellent services
  • To prepare, manage and control the operating budget of the building funds
  • To upkeep the managed property and maintaining harmonious relationships with residents/occupants
  • To liaise with various departments internally; develop and maintain the best relationship with owners and occupants, government and statutory bodies to ensure effective management of the property
  • To enforce the terms and conditions of the Deed of the Mutual Covenant, attending OC and IO meetings and follow up the requirements of owners/clients
  • To monitor contractors, suppliers and service providers’ performance and ensure service providers are appointed according to company policies and guidelines. Also keep monitoring contractors’ / service providers’ performance and ensure their services are to up industry standards
  • To ensure staff working according to approved SOPs in all aspects and minimize operational risks to the company.
  • To identify staffing needs, conduct staff appraisals, nurture staff’s career development and ensure proper succession planning
  • To propose improvement or renovation program to superior when necessary
  • To handle inquires and complaints from owners/occupiers
  • To prepare tender proposal for property management contracts
  • Responsible in handling emergency matters and provide professional ad-hoc as required



  • Degree holder, preferred in Real Estate, Property/Facilities Management or related disciplines
  • Minimum 10 years’ experience in property management, with solid experience in managing luxury residential properties and clubhouse, at least 4 years in property developers
  • Holder of Property Management Practitioner License (Tier 1) is a must
  • Familiar with BMO and DMC and related ordinances about property management
  • Able to develop and maintain harmonious relationship with owners, residents, government bodies and statutory bodies
  • Independent person with strong problem solving and organizing skills
  • Strong leadership, d good interpersonal and communication skills for handling difficult owners and member of IO/OC
  • Excellent command of written and spoken English and Chinese; fluency in Putonghua is an advantage
  • Good understanding of market environment, customer needs and best market practices
