About the Role

Managing the physical stores portfolio across assigned territories (including Hong Kong, Macau, Taiwan, Singapore, Malaysia and Australia), the Regional BD Manager shall possess a solid understanding of the local real estate, lease management, and retail landscape, as well as strong relationships with landlords.

The role will perform essential BD functions in assigned territories in line with the Regional BD strategy and business requirements. This includes supporting strategy formulation, executing strategy, managing expansion and negotiations, collating supporting data, and overseeing approval processes. This position contributes to the success of SMCP brands' store networking and landscape, in alignment with the retail portfolio, principles, strategy, and values. This is a full-time position based in our Hong Kong Headquarter.

Key Responsibilities

• Partnering with cross-functional teams to design short, mid, and long-term commercial and non-commercial actional plans to address growth and business needs for the market

• Identifying and assessing potential venues, and driving new store openings for SMCP brands across shopping malls, department stores, outlets, pop-ups, travel retail, and other physical store channels in assigned territories to support sustainable business growth

• Regularly assessing existing stores, proactively making proposals to the company, and seeking lease optimization and restructuring at all times

• Managing renewals, relocations, renovations, expansions, downsizing, closures, and other initiatives to optimize the store network in terms of both branding and P&L

• Leading negotiations for business cases with relevant landlords and securing preferential conditions and terms

• Preparing approval materials for business cases, with the ability to communicate effectively and gain buy-in from diverse stakeholders

• Leading contract negotiation and finalization, and ensuring on-time delivery

• Maintaining the BD database, including city maps, city planning, and other relevant data

• Conducting competitive real estate market analysis for both the retail and RTW industries

• Liaising externally with landlords and coordinating internally with cross-functional teams including Architecture, Legal, Finance, and Retail to ensure smooth and timely roll-out execution

• Undertaking additional assignments or special projects as assignedParticipate in HR projects, process improvement initiatives and other ad hoc assignments as required.

Requirements

• Bachelor's degree or above in Business or a relevant discipline

• 8+ years of progressive experience with 3 years in managerial role gained from MNCs, ideally in luxury, cosmetics, fashion, or real estate development

• Sound analytical mind and excellent financial acumen

• Self-motivated, responsible, and able to work independently

• Strong communication and interpersonal skills, with the ability to engage across different levels

• Able to navigate changing priorities and fast-paced environments

• Ability to work efficiently under pressure and find cut-through solutions

• Fluent in English; French will be a plus
